Marketing the Property We’ll arrange professional photos and a virtual tour of your property to showcase it effectively. Then, we’ll advertise it on top-tier rental websites for maximum visibility.
Screening the Tenant
We ensure all tenants undergo a thorough screening process, which includes verifying employment, checking landlord references, and reviewing credit history.
Lease and Documentation
Once an application is approved, the tenant signs a 12-month lease, and the property manager documents the property's condition during a detailed move-in inspection.
SERVICES AND FEES
Leasing Fee: $300
Our leasing fee covers all aspects needed to get your property rented efficiently. This includes professional photos, a virtual tour, up to two months of advertising, property showings, and comprehensive tenant screening. Additionally, the fee includes lease documentation, security deposit collection, a detailed move-in report, and a photographic record of both the exterior and interior of the home.
Property Management Fee (All Inclusive): 10%
Lease Renewal Fee: $150
Each year, we provide our clients with a recommended renewal rate and negotiate the new lease terms with the tenant. If the tenant decides not to renew, our leasing fee will apply, and we will promptly begin the search for a new tenant to minimize any vacancy at your property.
